White Label Vacation Rental Software for Multi-Service Marketplaces
A ready-to-launch booking marketplace with seven service types you can book, all on a single engine: flights, events, boats, tours, cars, spaces and stays. Guests find and reserve, hosts publish listings and receive payouts, and you earn commission on each transaction.
A single Laravel API serves four surfaces. The Android and iOS builds consume identical contracts, so the two never drift apart. Guests get a web app, hosts get a console, and operators get an admin panel with over twenty modules. You own the source code and can host it wherever you choose.

Live in Action
Rental Platform Demo: the Guest App, Host Console and Admin, plus the Android Build
Four live surfaces, three sets of credentials. Browse as a guest, sign in as a host and handle listings and payouts, and finally take the operator seat to view the console which drives the marketplace. On a phone, the Android build gives you this same platform.

Search, Book and Pay
What the guest sees: search across every enabled service type, filters for location, dates, guests and price, a listing opened with gallery and map, live availability checked, a coupon applied and checkout completed.
- 1Open the web app in any browser of your choice
- 2Use the guest credentials listed below to sign in
- 3Explore: Search, Listing, Availability, Checkout
user@demo.com | User_321
Inventory, Availability and Earnings
What the host works in: creating and managing listings, setting seasonal and date-based pricing, controlling the availability calendar, answering enquiries, reading booking analytics and requesting a payout.
- 1In that same web app, log in as a host
- 2Enter the vendor credentials shown below
- 3Explore: Listings, Calendar, Enquiries, Payouts
vendor@demo.com | Vendor_321
The Admin Console Behind the Marketplace
Twenty-plus admin modules covering users and roles, host approval and identity checks, listing moderation across every service type, bookings, payouts, coupons, content and configuration.
- 1Load the admin console in a browser
- 2Sign in using the admin credentials below
- 3Explore: Users, Bookings, Payouts, Settings
admin@demo.com | Admin_$321

This Platform on Mobile
Guest and host experiences both run in the mobile build against the same REST API the web app uses: search and book, manage bookings, message a host, submit a review and run the host dashboard.
- 1Download the Android build
- 2Sign in with either the guest or the host credentials
- 3Explore: Search, Book, Messages, Host Tools

Video Demo: Admin Walkthrough, Host Tools and the Booking Flow
A recorded walkthrough taken from three sides. On the guest side: searching across whichever service types you have enabled, viewing the gallery and map on a listing, checking availability live for a chosen date range, applying a coupon, and finishing checkout through a configured gateway. On the host side: a listing created, priced and published, then a booking arriving and a payout requested. On the operator side: approval queues, commission settings, the payout run and the reporting sitting behind all of it.
Talk to Our TeamStep-by-Step Screen Journeys
App Screens: Guest, Host and Behind-the-Scenes Screens
These are the screens that determine whether a marketplace gets used. Discovery and search, using filters relevant per service type. Then the listing page: gallery, amenities, reviews and a map. After that, the availability and checkout flow, in which a date range becomes a priced booking. Next, a host dashboard covering calendar, enquiries and earnings. Then the operator console, home to approvals, commission, payouts and reporting.

Every screen here comes straight out of the live demo build rather than a design file, so what you are looking at is what deploys. Rebranding covers name, logo, splash, color theme and typography as configuration rather than redesign. To follow one particular flow with a guide, book a call and we will open it.

What Clients Say About Miracuves - Live Operators, Live Numbers
Comments from operators who run rental marketplaces on this platform as well as on our sister platform for boat charters. Each of them is a named client, and a case study is published in our portfolio.
“Listings, calendar, booking flow and payments came off the shelf. We added the property types and the seasonal pricing rules that matter here, plus a multilingual guest experience. Online bookings replaced the inbox inside a month.”
“Hosts, listings, calendars and payments were solved. Our work was the local payment methods, the languages our guests use and the property types we actually list. It replaced a phone and email process inside a month.”
“The ops team finally has a live view of the fleet. A charter platform with a live backbone under it, plus a multilingual guest portal.”
“We were running a few dozen properties off a static site, email and a phone. Calendar, booking flow and the property manager came off the shelf. They added a channel manager for our OTAs, a guest portal and a multilingual interface. The operations team no longer lives in the inbox.”
Case Studies
Case Study: An Italian Short-Stay and Hotel Platform
Ischia Booking S.r.l operates short-stay rentals alongside hotel inventory on the island of Ischia. Listings, calendars and payments already existed in the platform, so the engagement went entirely into what was specific to them.
Hotel and short-stay rental platform
A live booking engine for the island of Ischia that covers short-stay rentals and hotels, in place of a phone line, a shared inbox and a static site.

- Properties, a few dozen of them, handled through a static site, email and the phone
- OTAs kept selling the same rooms while availability lived in a single place
- No self-service portal for guests who arrive speaking several languages
- Bring every property online through a proper booking engine
- Get the operations team out of the email inbox
- Availability kept in sync across every channel that sells the rooms
- The base platform supplied the listings, calendar and booking flow
- A channel manager connected to the OTAs that already carried their sales
- A guest portal in multiple languages for visitors from various markets
- A console for property managers to run daily operations
- On handover, the source code moves into the client's account
“We were running a few dozen properties off a static site, email and a phone. Calendar, booking flow and the property manager came off the shelf. They added a channel manager for our OTAs, a guest portal and a multilingual interface. The operations team no longer lives in the inbox.”Martin K · Founder, Ischia Booking S.r.l

The Basics
What Is White Label Vacation Rental Software?
White label vacation rental software is a ready-made booking marketplace launched under your own name: guests search and reserve, hosts list inventory and are paid, and a commission you set is taken on every transaction. It is not limited to accommodation. The same engine carries stays, venues, cars, tours, boats, events and flights through a single checkout.

More Than a Directory
The value lives in the transaction, not the listing. Availability is validated on the server, pricing is recalculated instead of trusted from the client, commission is frozen onto the booking record, and hosts are settled through a payout queue. A directory does none of that.
One Core, Seven Categories
A polymorphic reference lets a booking attach to any service type, so putting cars beside stays never forks the payment path, the review system or the reporting. That one decision is what makes seven types practical.
Web and Mobile Stay in Step
Mobile and web run against one REST API, so a rule changed in the admin lands on every surface simultaneously rather than being reimplemented per client.
Covers Web, Android, iOS & API
What Is Meant by White Label Ownership Here?
What wears your branding. The guest web app, the host console, the operator admin and the Android and iOS builds, along with the transactional emails, invoices and booking confirmations your guests receive. Store submission runs under your own developer accounts, and no part of the interface points back to us.
What is yours to keep. The complete Laravel 10 codebase with no encrypted files, the database schema with its migrations, the mobile app source and the upgrade scripts. The database itself and every record in it: your listings, your hosts, your guests and their booking history. The gateway accounts, because those contracts are yours.
Where the white label ends. It is neither a tenancy hosted inside somebody else’s marketplace nor a reskin you rent monthly. Where a provider retains the source code, decides how the deployment runs or charges per booking, you are buying a SaaS license with your logo on it. Here, you receive a handover.
The difficulty in a rental marketplace was never the listing page. It is keeping availability honest across channels, producing a total that survives a coupon and a seasonal rate, and settling money to hosts net of everything owed. That is the part already solved here.

- 01Seven bookable service types that can be switched on per deployment
- 02A single listing can take instant bookings or enquiry-based ones
- 03An internal wallet alongside six payment gateways
- 04Host payouts follow a workflow of request, review and completion
- 05Translations at entity level in fifteen pre-configured languages
In short, this is the quickest way to a booking marketplace in which a guest can reserve a villa and a boat, plus an island tour and a hire car, all in a single checkout. It runs on Laravel 10 and MySQL, with the web app, the Android and iOS builds and the operator console all sharing one API.

Control Center
Admin Dashboard: Users, Hosts and Bookings, Plus Payouts and Compliance
More than twenty admin modules, each answering to its own permission. Roles are fine-grained enough for a finance clerk to clear payouts with no access to user management, and for a moderator to approve listings without seeing settings.

Your Control Layer
- 01
Admin Home Screen
One screen carrying revenue, bookings, user growth and recent activity, with pending host and payout requests raised as actions rather than buried.
- 02
Roles & Access Control
Users can be searched and filtered, given roles, blocked or published, and have email verification overridden; custom roles can also be defined with permissions set module by module.
- 03
Vetting Property Owners
An upgrade request workflow covers business profile capture, commission setup and identity document review, which means a host gets vetted ahead of publishing.
- 04
Property Approval Queue
A single queue spans all seven service types, offering status filters, bulk approval and rejection, featured-listing control and full edit rights on every listing.
- 05
Stay Tracking
Every marketplace booking is listed with status filters. Open one for details and its payment state, change its status by hand, or process a refund when a guest needs intervention.
- 06
Collections & Disbursements
Monitoring of transactions gateway by gateway, a payout queue that tracks review, approval and completion, and payout history kept for reconciliation and tax.
- 07
Fees & Promo Codes
Commission global or per host, percentage or fixed, alongside a coupon engine carrying usage limits, validity windows and minimum totals.
- 08
Regions & Translations
Locations are nested in a tree running from country to state, then city, then neighborhood, with a translation interface that handles per-entity content as well as interface strings.

Who Uses This Rental Platform?
Whichever capability you put first decides who the codebase works for. Property managers rely on room types and calendars, tourism boards on several service types and vendor onboarding, charter fleets on capacity and deposits. In every case it is configuration rather than a fork.
Aimed at operators who already offer more than one kind of product and are weary of bolting a hotel system onto a car system onto a tour system, every one with a separate admin and payout logic of its own.
Inventory by room type, with pricing and occupancy set separately for each category, runs alongside whole-home listings, and a channel manager keeps OTAs aligned.
Specialist hire operations and charter fleets whose bookings depend on deposits, extras, duration tiers and capacity rules - something a generic ecommerce cart can't provide.
Agencies and networks that launch a branded marketplace for each client or territory, with each one deployed separately on infrastructure they control.
Property managers with anywhere from a dozen up to several hundred units, who want online booking, automated commission and a host portal in place of a shared inbox and spreadsheet.
Regional bodies that want a single branded platform for the charters, transfers, tours and stays across their territory, fed by one vendor onboarding pipeline.
This is the layer underneath a business that turns on selling inventory by date, on onboarding and paying hosts or vendors, or on offering a traveller more than one kind of product. Book a call and we will say plainly whether it fits, or whether another platform in the range starts you better.

Use Cases: Multi-Service Hubs, Stays, Experiences & Mobility
Underneath, every case below is the same platform. What differs is which service types are switched on and which part of the operating model leads.
Swipe · 6
One territory, one brand: accommodation listings, host onboarding, a booking calendar, guest payments and host payouts. BNBinGreece and GoToRawanda both launched precisely this. In each case the base carried listings, calendars and payments, and the work went into local payment methods, guest languages and the property mix.

Stays, tours and car rental switched on together, so a single guest can book a hire car, an island tour and a villa in one session with one checkout. Every vendor involved runs through one approval pipeline and one payout queue, which is precisely where regional platforms lose margin when they operate three separate systems.

Each room category in a property gets independent pricing, occupancy limits and minimum stay, while a whole-home listing alongside it behaves as a private rental. Ischia Booking runs exactly that mix, with a channel manager keeping the OTAs selling the same rooms in step.

Charter needs a deposit taken up front, capacity limits, extras such as catering or a captain, and tiers for half days and full days. The boat module carries all of that natively, which is why charter operators launch without custom work.

An operator with an existing stay business adds car hire beside it, using separate pickup and dropoff points, extras pricing and the same checkout the accommodation already runs through.

Agencies and networks operate a separate branded marketplace per client or territory, each in its own deployment, and every one follows a single operating playbook on a codebase the team already knows.

Shared foundation: the same booking engine, wallet, reviews and payout pipeline serve every one of them. Enabling another service type is an admin toggle, not a second build.

Industries We Serve
Any operator who sells access to inventory over a span of time is a fit. Managers of vacation rentals deal in room types, host payouts and seasonal pricing. Tourism boards put stays, tours and transfers beneath one regional brand. Hotel groups depend on channel synchronization and inventory kept per room type. Charter fleets require capacity limits and deposit handling. Their common ground: inventory that customers book instead of buy, plus a commission that must settle properly afterward. Read about travel and hospitality platform development for the sector at large. Anything custom beyond this product falls under travel app development, which we offer as a service.

06Under the hood
Flow in Brief
How It Works: Search, Book, Host, Get Paid
Six stages carry a guest from arrival through to a host being paid, and every one is enforced server-side. That is the difference between a booking system and a listings page with a contact form.
Swipe · 6
1Find and ChooseThe guest lands and searches whichever service types you switched on, using the filters relevant to each.
- Search everything at once, or narrow to one type, which has filters of its own
- Filter by rating, amenities, price band, guest count, date range and location
- Autocomplete for locations and listings, and a coordinate-based map view
- Each listing page shows a gallery, video, amenities, reviews and a map
2Confirm Open DatesBefore payment is requested, the platform checks the request against actual inventory.
- Per-service date tables are used to check availability
- Advance booking window, minimum stay and maximum stay are all enforced
- Requests that clash with current bookings are refused up front
- Synchronizing at room level stops double-booking within a single property
3Quote and DiscountThe server recomputes the total instead of accepting what the browser sends.
- Rates tied to season and date adjust the base price
- Charges for additional guests, cleaning fees and security deposits are included
- A coupon must pass its minimum total, validity and usage limits
- The displayed total includes the platform service fee and the host fee
4Select and PayThe platform gathers guest details, creates the booking record, then takes payment through the gateway you set up.
- Each booking gets a unique code and starts in draft status
- Payment options: wallet, offline transfer, Payrexx, PayStack, PayPal or Stripe
- Where a deposit model is switched on, part-payment is allowed
- Once the gateway webhook's signature is verified, the booking progresses
5Approve and MessageAt confirmation, inventory gets committed and all parties are notified.
- The calendar blocks the dates and passes them on to iCal consumers
- The guest receives a confirmation email and the host a booking alert
- A live in-app notification arrives via Pusher
- The commission is worked out and locked into the booking record
6Stay Closes OutOnce the stay ends, the platform wraps things up and moves the funds.
- After the end date has passed, the booking is marked completed
- An invitation to review goes out; completed bookings alone may leave one
- Earnings for the host become available once commission and fees are deducted
- The host asks for a payout, which the operator reviews and completes
Behind The Scenes
Platform Architecture & Request Path Behind the Scenes
- 01Layer 01
Single API for All Apps
One REST API and one set of booking contracts serve the guest web app, the host console and the mobile builds, so a web demo and a store build can never disagree about what a guest is owed.
- 02Layer 02
One Booking Model, Many Types
One bookings table serves every service type through an object-type and object-id pair, which is why reporting, payments, reviews and payouts never fork per category.
- 03Layer 03
Live Availability Math
Each request revalidates against date tables kept per service and against existing bookings; nothing is trusted from a cached flag. Room-level synchronisation stops a clash inside one property.
- 04Layer 04
Rate Locked at Checkout
Rate and type are written onto each booking when it is created, so changing your platform rate next quarter cannot rewrite what a host has already earned.
- 05Layer 05
Swappable Drivers Everywhere
Cache, queue, session, mail and file storage each sit behind a driver. Going from file storage to Redis is therefore a configuration change rather than a rewrite, and so is going from local disk to S3.
- 06Layer 06
Extend by Hooks
Your own logic attaches to booking creation or price calculation through action and filter hooks and a plugin directory, so core files stay untouched and upgrades remain clean.
Technology
Built With Flutter, Vue.js & MySQL on Laravel 10
Nothing in this stack is exotic, and that is deliberate. Any competent Laravel developer maintains it without a handover period, and hiring for it runs through ordinary channels rather than through us.
API & Rules Layer
PHP 8.1+ · LARAVEL 10- A modular monolith made of 20+ domain modules
- Eloquent ORM with parameterized queries
- API authentication uses Sanctum tokens and JWT
- Hooks and plugins in the style of WordPress
Reservations, Inventory & Payments
MYSQL 8 / MARIADB- 40+ tables across all domains
- A single polymorphic booking model covers 7 types
- The polymorphic pairs are backed by composite indexes
- Searchable content is covered by full-text indexes
Traveler & Admin Frontends
VUE.JS · BLADE · BOOTSTRAP- The public marketplace is templated with Blade
- Admin surfaces are built from Vue.js components
- Layouts adapt to desktops, tablets and phones
- Theme system with template overrides
iOS & Android Clients
FLUTTER- One codebase produces both Android and iOS
- Calls the REST API the web app uses
- Push notifications and camera upload
- Complete parity for guest and host features
Live Chat & Push
PUSHER · CHATIFY- Guest to host direct messaging
- Live in-app notification delivery
- Unseen counts and read receipts
- Chat supports sharing files and images
Server Hosting & Scaling
REDIS · S3 / GCS · NGINX- Cache, session and queue drivers
- Queue workers under Supervisor
- Images and files served from S3 or Google Cloud through a CDN
- Read replica support for reporting
this is a modular monolith rather than microservices. It has more than twenty modules, and each one carries its own models, controllers, routes, views and migrations inside a single deployable application. Concerns stay separated, and you avoid the operational burden of a distributed system that a marketplace like this does not need.
Build to Scale
Scaling Up with Caching, Queues and Storage That Keep Pace
The scaling path has nothing exotic in it, and that is just what infrastructure should offer. Moving cache, session and queue from file to Redis takes only a driver change, and the slow work already sits off the request path.
Job Queues
Email, image processing, data exports and report generation all run as queued jobs under Supervisor, with failed jobs captured and retried on a backoff.
- A burst of bookings cannot block a page render
- A failing mail provider degrades notifications rather than checkout
Redis Behind Caching, Sessions and Queues
Switching cache, session and queue drivers from file to Redis is a configuration edit, and it pays off most once traffic outgrows a single server.
- With sessions and cache stored in Redis, the application holds no state of its own
- Another application server placed behind a load balancer counts as an infrastructure change, not a code change
- Because the structure is modular, a heavy module can be split out later without unpicking the rest
Replica Databases for Reports
Splitting reads from writes stops analytics-heavy queries from contending with the booking path.
CDN-Backed Media
Photo galleries on listings are the largest files a rental marketplace has to serve.
- Through the storage driver, media is delivered from S3 or Google Cloud Storage via a CDN
- Multiple thumbnail sizes are created automatically when a file is uploaded
Query-Tuned Indexes
Bookings carry date-range indexes, the polymorphic object pairs carry composite indexes, and full-text indexes sit where search needs them.
- Slow query logging runs from the start
- The first genuine bottleneck is visible rather than guessed at
Preloaded Relations
Eager loading of related models keeps the most heavily used views clear of N+1 queries.
- N+1 is the first thing to bite as a catalog grows
- Pagination happens server-side rather than returning unbounded sets
a single modest instance is a legitimate starting point and still leaves a credible path to scale. What changes as you grow is the infrastructure, not the code.
07Security and trust
Built to Be Audited
Security That Maps to OWASP, Stays GDPR-Ready and Is Plain-Spoken Docs
A dedicated VAPT reference maps the security posture against the OWASP Top 10. What is unusual about that document is its candour: it separates the controls enforced in code from those that are the deployment's responsibility, rather than presenting everything as shipped.
- 01 · Payments
Your Database Never Receives Card Data
The gateway captures and tokenises cards, so your MySQL instance never has a primary account number written to it. That puts the deployment in PCI DSS SAQ A, not the far heavier SAQ D.
- Handled with you ahead of launch - Turn On SSL Verification for Gateways: Verification of certificates must be switched on for calls out to payment gateways. Separately, the webhook handler at present swallows certain errors that ought to be logged. The VAPT document lists each as enhancement work, and each belongs to the hardening pass we complete before you accept payments.
- 02 · Uploads
File Uploads Checked Down to the Bytes
Every upload is read with finfo and its magic bytes are checked in place of the extension, so an executable that has been renamed is refused before any controller code runs. Accepted files are rewritten to a cryptographically random name.

The ORM Layer Shuts Out Injection
Queries run through Eloquent with bound parameters, removing the string concatenation SQL injection depends on. Rich text submitted by a host or guest passes through HTML Purifier against a per-field tag allowlist.
- Handled with you ahead of launch - The Server Owns HTTPS and Security Headers: You set Referrer-Policy, X-Frame-Options, Content-Security-Policy, HSTS and APP_HTTPS on the web server and within environment settings, not inside application code. Each is an item on the checklist we work through at deployment. Without them the platform is not so much misconfigured as simply not configured yet.
- 04 · Auth
Layered Sign-In
Passwords hashed with bcrypt, email verification on signed URLs that expire, and TOTP two-factor through Laravel Fortify with single-use backup codes. API access runs on Sanctum tokens carrying scopes.
- Handled with you ahead of launch - CAPTCHA Comes as an Integration, Not Bundled: The platform includes no CAPTCHA provider. Most abuse is handled by locking accounts following repeated failures and by throttling endpoints, and we prefer a honeypot to adding friction to the booking funnel. Should your market truly require a challenge, you connect your own provider account to it.
- Handled with you ahead of launch - Rate Limiting Needs Configuring, It Is Not On by Default: Laravel throttle middleware is present, yet no limits come applied. Setting them is a step at deployment, aimed first at payout requests, booking creation, password reset and login. The VAPT reference classes this as configuration that is still required, not as a control already in place.
- 05 · Access
Role-Scoped Data Access
Access is role-based and granular for each module, which lets a finance clerk process payouts with no route into user management. A host account only reaches its own records, and that scoping is what stops one host reading another.
- Handled with you ahead of launch - Security Logging Starts at a Baseline: Out of the box you get login history, payment transaction trails and daily log rotation. Alerts on failed logins, logging of permission denials and forwarding events to a log aggregator like Papertrail or Datadog count as enhancements, not defaults. The VAPT reference flags logging as the area with the most room to improve.
- 06 · Privacy
Privacy Designed into the Data Model
Exporting under GDPR produces one structured file spanning profile, bookings, reviews and payment history. Deletion anonymizes instead of orphaning: records that the law requires be retained keep their totals, while the person behind them disappears.
Where operators are serious about this: we build to the controls that the common frameworks call for, and state openly which of these are configuration instead of being shipped. No ISO 27001 certificate is held, and none is claimed.

Trust and Safety: Where the Software Helps and What Stays Under Your Control
What a white label vacation rental software purchase delivers is code. It carries no license to run short-term rentals and no authority to hold guest funds. Miracuves develops the platform layer and then transfers it to you. The operator stays accountable for vetting hosts to whatever depth the local market requires, registering every rental unit, handling local tax collection and settling host payouts through a payment provider that is licensed. Advice on legal, tax and regulatory matters is outside what Miracuves provides.
“Ready” means the tooling ships with the platform: host approval with identity document review, listing moderation across every service type, reviews restricted to completed bookings with a moderation queue, account blocking, role-scoped admin access, payment webhooks verified by signature, GDPR export and anonymizing deletion, and system logs. It is not a certificate or an approval. The platform holds no license, and none is issued to you by using it.
Contents of the Package
Hosts are approved, and their identity documents verified, ahead of any listing publishing. Also included: one moderation queue covering every listing, verified reviews that hosts can reply to, fine-grained roles, account blocking, a queue for reviewing payouts, plus data export and deletion. Everything comes to you as source code that you own outright.
Holiday Let Regulations
Plenty of cities and countries demand that short-term rentals be registered or licensed, limit the number of nights and charge occupancy or tourist taxes. Whatever a host enters can be stored by the platform, yet registration, tax collection and remittance fall to the operator and the host.
Owner Payouts and Traveler Funds
Money from guests and payouts to hosts flow through your own accounts at the gateways you set up. Keeping guest credit in a wallet may be regulated in your jurisdiction, and automated identity checks on hosts are an add-on for markets that need them.
Privacy and Consumer Rules
Guest and host records place you in the role of data controller, governed by GDPR in the EU and by local law in other regions, and your policies on cancellations and refunds have to satisfy consumer-protection rules wherever you sell. Check your approach with local counsel.

- 1Take only needed add-ons
Pick modules for launch or add them afterward; the core is never rebuilt.
- 2Quote issued per add-on

Extras to Add: Dynamic Pricing, Channel Manager & Tailored Connections
As it stands the platform is complete and demonstrable. What follows are the modules operators most often add once they understand their market, either because a third-party account is involved or because they want to pull away from competitors.

Earning Models
Revenue Models: Commission, Plans, Fees and Marketing
Several revenue lines run at once here, each modeled separately so one can be tuned without disturbing the rest.
- 01
Cut From Every Reservation
Each transaction carries a platform fee, either a percentage or a flat amount, set globally or overridden for individual hosts. Whichever rate applied at booking is written onto the record, which is what keeps historical reporting honest.
- 02
Owner Membership Tiers
Tiered plans, each with a duration, a price and an annual billing option of its own. Each maps to a role and a listing allowance, which caps an entry-tier host until they upgrade to publish more.
- 03
Guest Booking Charges
A service fee added to the booking total, configurable globally, and reflected in the price the guest sees as well as in the payout the host receives.
- 04
Owner-Set Charges
Hosts attach fees of their own, cleaning or a security deposit, which run through the same total calculation instead of being collected off-platform.
- 05
Boosted Placements
Paid promotion lifting a listing in search results, sold as placement rather than commission, which produces revenue independent of booking volume.
- 06
Idle Wallet Funds
Guest credit paid in advance and host earnings both rest in the platform wallet between payout runs. That balance is yours until withdrawn, against a ledger auditable per transaction.
| Revenue stream | How it is charged | Take rateTypical range | What sets the ceiling |
|---|---|---|---|
| Cut From Every Reservation | Taken out of the host payout for each completed stay, at the rate agreed on the booking date. | Vrbo help article: flat 12% all-in. Booking.com: set by country and property type, no single rate. | The leaders' headline rates. Booking.com locks the rate when the guest books and charges it on VAT or GST but not city tax, so the base you commission matters as much as the percentage. |
| Guest Booking Charges | A service fee added above the stay total and visible to the guest before payment. | Airbnb's split model charges guests 14.1%-16.5% of subtotal; its host-only model charges hosts 14%-16%. | Airbnb's single-fee model is mandatory for hosts on property management software, so integrated hosts compare you with one flat host charge. In the US the FTC rule also demands an all-in price upfront. |
| Owner-Set Charges | Cleaning fees and security deposits entered by the host and collected through the same checkout. | Card cost alone: 2.9% plus 30 cents per US charge on Stripe's standard rate. | Your processor's rate is the floor. Vrbo applies only 3% processing to taxes and deposits, so anything you add on top of that is the margin hosts will weigh against the leader. |
| Boosted Placements | A paid boost in search results, priced as a placement rather than as a cut of the booking. | Set per property as extra commission; Booking.com's help pages give no flat figure for Preferred Plus. | Provable payback. Booking.com says Preferred Plus partners average 30% more bookings than Preferred ones, and the tier is built for 10% of Preferred partners, so scarcity and results cap what hosts pay. |
How to read this. Vrbo's flat 12% and its 3% deposit processing rate are stated in its pay-per-booking help article. Booking.com's rate behavior comes from its commission guide, and the 30% and 10% figures from its Preferred Plus page. Airbnb's guest and host-only percentages, plus the property-software requirement, are on its fee help page; card pricing is Stripe's US rate; the all-in price rule is in the FTC fees guidance. These are published platform rates, not market averages, and none is a figure for any customer of this software. Run them as scenarios, then swap in your own contracts before you rely on any total.
Two levers do the most to shift revenue: host subscription plans and commission, since they price two quite different things: what a transaction is worth, and what simply being listed is worth.
Market Benchmarks
Independent Vacation Rental Market Benchmarks, 2025-2026 Data
Our own revenue models sit above; the numbers below come from elsewhere. They are published figures taken from the annual reports of Airbnb and Booking Holdings, plus Eurostat and UN Tourism, shown exactly as released. Together they indicate how much a large short-term rental marketplace retains on each booking, along with the volume of travel demand behind it, letting you measure your business case with sources you can verify yourself.
Airbnb Turned 13.4% of Gross Booking Value into Revenue
Airbnb's annual report for 2025, a Form 10-K filed on 12 February 2026, reports $91,273 million in gross booking value and $12,241 million in revenue, with Nights and Seats Booked totaling 533 million. That puts revenue at roughly 13.4 percent of value booked, a yardstick for how much a scaled marketplace keeps from host and guest fees.
3.9m Alternative Stays Appear on Booking.com
According to Booking Holdings, in a Form 10-K filed on 18 February 2026 for 2025, Booking.com listed some 3.9 million properties in the alternative accommodation category, homes and apartments among them, as of 31 December 2025. Roughly 36 percent of room nights booked in 2025 were alternative stays, an increase from roughly 35 percent in 2024.
951.6m Short-Stay Nights Were Booked Online by EU Guests
Across the EU in 2025, guests logged 951.6 million nights, all in short-stay lodging booked online, according to Eurostat, which is 11.4 percent more than in 2024. The data includes bookings via Airbnb, Booking and Expedia. Eurostat released the figure on 1 April 2026 in a news article.
2025 Saw 1.52bn International Tourist Arrivals
UN Tourism puts the global count of international tourists in 2025 at 1.52 billion, up 4 percent on 2024, and Europe was the biggest region with 793 million arrivals. Tourism export revenues reached a new high of USD 2.2 trillion. Source: the 20 January 2026 release of its World Tourism Barometer.

Every figure is the publisher's own reported result or statistic, shown unaltered. The sole figure that is ours is the 13.4 percent ratio: $12,241 million of revenue over $91,273 million of gross booking value. These describe the market, not how any platform Miracuves builds will perform, and none of it projects revenue for your business.
Market Timing
Why Start a Rental Marketplace in 2026?
Two things give an owned platform more value than one more listing on somebody else’s. Commission comes first: a meaningful cut of every booking goes to the large platforms, and an operator running real volume is simply donating it. The second is that the guest relationship, and the data behind it, never becomes yours while you rent shelf space.
01Every Fee Is Yours
Each booking pays your rate, not an incumbent’s. For a business already running real volume, that difference alone usually settles the case.
02Your Customers Stay Yours
Addresses, booking history and repeat-stay patterns live in your database. Without that, neither direct marketing nor a returning-guest program is possible at all.
03Stock You Control Already
An operator already holding inventory, a managed portfolio or a regional vendor network has the expensive half behind them. Software is the gap, not a business.
04Underserved Regions and Niches
When the global platforms turn away a payment rail, language, property type or regulation, the opening tends to stay open. All four are configuration here.
05Bundles No Rival Offers
Single-category platforms cannot assemble a stay, a tour and a car into one session. Seven service types sharing a checkout is exactly that difference.
06Months Saved on Build
What eats a custom build is the unglamorous half: availability, pricing, payouts, permissions and a console. All of it is finished here, which is what makes six working days credible.

The counter-argument deserves a plain statement. Demand comes with the large platforms and not with you, so an owned marketplace makes sense if you already hold supply or an audience, if your market has a property type or payment rail that they handle badly, or if you intend to sell combinations they cannot.
Case in Numbers
Marketability, Revenue Potential & Upside Ahead
A rental marketplace earns from several directions at once, which gives the model its durability. Commission scales with volume, whereas host plans bring recurring revenue that does not, while featured placement sells attention independently of either.
- 01
Four Income Streams
Four lines stack on top of each other: featured placement, platform and host service fees, host subscription plans and commission. Just one of those follows booking volume.
- 02
Supply Caps Growth
Marketplaces fail on supply far more often than on demand. An operator already holding inventory or a vendor network starts with the harder half solved.
- 03
Mixed Offers Lift Basket Size
A single session that produces a hire car, a villa and an island tour is worth several times one room booking. That basket is only possible because seven types share one checkout.
- 04
The Platform Is Your Asset
You hold the source, the guest data and the commission rate. That is what separates building a business from renting a shopfront on somebody else’s.
- Commission on each booking, global or per host
- Host subscription plans carrying listing allowances
- Platform and host service fees on the total
- Featured placement sold independently of volume
- Float from wallet balances sitting between payout runs
- 01A booking channel you own rather than a listing you rent
- 02Guest data you can use for direct marketing
- 03A vendor network that holds value in itself
- 04A commission rate you set rather than accept
- 05Source code you can extend or license onward
Treat the figures below as illustrative operating scenarios for modeling your own numbers rather than results we are reporting. The named case studies hold the client outcomes on this page, and those are the ones we stand behind.
Most operators begin here, typically putting supply they already control to work. Early on, supply is the lever that counts, not traffic, since a marketplace with no listings converts nothing however much demand arrives.
Stays, tours and mobility share one platform, and average order value climbs when a guest books more than a single item per trip. Margin improves through cross-selling across types, not through sheer listing numbers.
It adds territory or brand partners operating on your infrastructure, along with featured placement and host subscription tiers. Revenue turns recurring instead of purely transactional, and that shifts how the business gets valued.
10Why Miracuves
Why Miracuves
Miracuves vs Other Rental Platform Providers
There are a few ways to get a rental marketplace: ready-made scripts, individual freelancers, agencies, or full ownership of the underlying infrastructure.
Why Operators Pick Us Over Rivals
- 01
Go Live Within Days
Six working days to a branded, deployed marketplace, against six to nine months building it yourself. The unglamorous half is what consumes that time, and it is already finished.
- 02
Own the Entire Codebase
The full Laravel codebase, nothing encrypted, transferred into your own account. Most script vendors ship something partially obfuscated; this does not.
- 03
Seven Categories, Not One
The typical clone script gives you a single listing type and leaves everything else to you. Here, enabling cars or tours is an admin switch, since they run on the same booking, payment and payout path.
- 04
Security That Stands Up in Front of a Reviewer
Controls mapped to OWASP, together with VAPT-ready documentation and flows for GDPR export and deletion, each described without overstatement. We build to the controls and name what is configuration.
- 05
Operators Running It Today
Ischia Booking, BNBinGreece and GoToRawanda are published with named clients rather than anonymized claims. Each owns its deployment outright.
- 06
A Defined Expansion Route
Channel manager, dynamic pricing, extra payment rails and multi-brand deployments are scoped add-ons carrying prices, not vague promises of possibility.
Compare Options and See Why Operators Select Our Turnkey Rental Marketplaces
| Criteria | MiracuvesMiracuves Rental Platform | Generic Clone Script | Custom Dev Agency |
|---|---|---|---|
| Time to Launch | 6 days (Production) | Unknown / DIY | 6-9+ months |
| Source-Code Ownership | Full | Often limited / encrypted | Usually yes |
| Feature Depth (Multi-Service Rental) | High: 7 service types plus payouts and plans | Basic (one listing type only) | Depends on budget |
| Security & Compliance | Strong: built to the controls and GDPR-ready | Minimal | Varies widely |
| Scalability & Performance | Cloud & CDN-optimized | Rarely considered | Depends on architecture |
| Monetization Options | Multiple (commission, plans, fees) | Usually commission only | Custom (more time & cost) |
| Admin & Analytics | Full-fledged dashboard | Very basic or missing | Custom build (extra cost) |
| Cost vs Speed vs Quality | Balanced | Cheap but risky | High cost, slow |
| Ongoing Support & Updates | Available with clear plans | Usually none | Depends on contract |
Plenty of routes to a rental marketplace do not survive the first paying guest. What matters in a comparison is not a feature count. It is what you own at the end, how long it took to get there, and whether the thing can still be changed a year later.

Offerings & categories5 questions
01What is white label vacation rental software?
White label vacation rental software is a ready-made rental marketplace launched under your own name: guests search and book, while hosts list inventory and get paid out, and you earn commission on each transaction. On one engine, the Miracuves platform runs seven bookable service types (flights, events, boats, tours, cars, spaces and stays), alongside a web app for guests, a host console, an admin for operators spanning over twenty modules, and Android and iOS builds on the same REST API.
02Must I use every one of the seven service types?
No. Each service module of the Miracuves vacation rental platform has an off switch in the admin, and turning it off removes it from the host console as well as from search and navigation. Operators commonly begin with a module or two and turn on others as supply builds. Switching one on afterwards needs no rebuild, because every module uses the same booking, payment and payout path.
03What sets this apart from your 9flats Clone?
One platform, two descriptions. The Miracuves 9flats Clone page speaks to operators thinking in apartment and private-room inventory across European cities. This white label vacation rental page leads on multi-service: stays alongside tours, mobility and charters on a single engine. Pick by whichever matches your supply, because the build underneath is identical.
04Is it possible to run this in several languages?
Yes, and per entity rather than interface strings alone. Listings, pages and categories on the Miracuves vacation rental platform each carry content of their own for every locale; fifteen languages come pre-configured, and a right-to-left layout is available for Arabic and Hebrew.
05Which parts get your brand?
That covers the guest web app, the host console, the operator admin and both mobile builds, along with the transactional emails, invoices and booking confirmations your guests receive. Typography, color theme, splash screen, logo and name are all set through configuration. You submit to the app stores under your own developer accounts.
Cost & source ownership4 questions
06What does it cost, and what is the timeline?
The Miracuves white label vacation rental software is $3,099, paid once, deployed in six working days with your branding on hosting you control. Work beyond the base build is quoted separately and typically runs two to eight weeks depending on scope.
07Do I get the source code at the end?
Yes. The full Laravel 10 codebase is transferred without any encrypted files, together with the source of the mobile app, the upgrade scripts and the database schema including migrations, all placed in your own account. You pay no per-booking fee, and nothing ties you to Miracuves to keep it running.
08How can the commission rate be changed afterwards?
Yes. You can set it for the whole platform or for each host, as a flat amount or a percentage. Whichever rate applied when a booking was made is written onto that record, so changes reach future bookings only and never rewrite what a host already earned. That is what keeps reporting and payout history on the platform defensible.
09What makes Miracuves the right choice for building a white label vacation rental platform?
Because the hard half of a rental marketplace (availability, pricing, payouts, permissions and an operator console) is already built and running in named client deployments: Ischia Booking, BNBinGreece and GoToRawanda all run this platform. Miracuves has delivered 9,000+ projects for 6,000+ clients since 2010, launches the platform in six working days with full source code, and documents its security controls candidly rather than claiming certificates it does not hold.
Checkout & reservations3 questions
10Which payment gateways come with it?
The Miracuves vacation rental platform ships with six pre-integrated: the platform wallet itself, offline bank transfers that an admin confirms by hand, PayPal and Stripe, plus Payrexx for European methods and PayStack for African markets. Any further local rail is a customization, and because gateways share one interface, adding one leaves the others undisturbed.
11How are hosts paid out?
Host earnings accrue net of commission and fees, calculated per booking against the rate stored on that booking. The host requests a payout from their dashboard, you review it in the payout queue and mark it complete once transferred. PayPal and bank transfer both work out of the box, and payout history is retained per host.
12What keeps one property from being booked twice?
Nothing is read from a cached flag. Every request revalidates availability against existing bookings and the date tables kept for each service, and a clash inside one property is prevented by room-level synchronization. If you also sell through OTAs, iCal export keeps external calendars aligned, and a two-way channel manager is available as an add-on.
Safety, go-live & help4 questions
13Can the rental platform hold up as a real marketplace?
Security controls in the Miracuves vacation rental platform include bcrypt hashing, role-based access control, two-factor authentication, Sanctum API tokens, HTML Purifier on rich content, Eloquent parameterized queries everywhere, magic-byte file validation and payment webhooks verified by signature. Card data stays out of your database, so PCI scope stays reduced. Miracuves follows the controls that common frameworks ask for; it holds no ISO 27001 certificate and makes no such claim.
14Are the mobile apps submitted to the stores for me?
Yes. The Android and iOS builds carry your name, icon, splash screen and color scheme, and store submission is handled by Miracuves as part of the engagement. Developer accounts stay in your name, and review timelines belong to the stores rather than to us.
15What help is included?
Launch guidance runs for sixty days, prioritized bug fixes for six months, and product evolution updates for twelve months. From Monday through Saturday, 10:00 to 19:00 IST, Miracuves sends a first reply in under two hours; extended support can be added separately.
16What security work remains before launch?
Handled with you ahead of launch - Dependency Risk Calls for Ongoing Maintenance: Lock files for Composer and npm pin every version, yet OWASP A06 cannot be closed out in code alone. It needs a scheduled composer audit, a Laravel security advisories subscription, and a decision on who applies patches after handover. We build that schedule together with you rather than pretend the risk is gone.
